How many Arlington households rent, and what does renting here cost?
The short answer: The Census Bureau puts Arlington’s owner-occupied rate at 54.3%, so roughly 46% of occupied homes are rented, at a median gross rent of $1,470 a month (2020–2024).
| Measure | Arlington | Why it matters |
|---|---|---|
| Owner-occupied rate | 54.3% | About 45.7% of occupied homes are rented. |
| Median gross rent | $1,470/month | Loss-of-use coverage may have to pay for a place to stay. |
From apartments near UT Arlington to rented houses in south Arlington, the rule is the same: TDI says your landlord’s insurance won’t cover your personal items.
Can an Arlington landlord require renters insurance in your lease?
The short answer: Texas law doesn’t require renters insurance, but TDI says some landlords might require it, so the insurance paragraph in your lease sets the rule you have to meet.
According to the Texas Department of Insurance, renters insurance isn’t required by law, but some landlords might require a policy. For student housing, the Texas Apartment Association’s summary of its student housing lease lists insurance for your belongings as a lease requirement and notes the owner typically insures the building. Your own lease controls. Look for:
- The deadline: move-in, renewal or both.
- A minimum liability amount, if the lease names one.
- Any request to list the property on your policy. Ask the manager exactly what to list.
- What happens without proof. Ask the leasing office before move-in.
We read that paragraph first and match the liability limit to it. Own the building? Our guide to landlord insurance in Arlington covers the owner’s side.
Does renters insurance cover things stolen from your car near the stadiums?
The short answer: Often, for your belongings, because TDI says renters personal property coverage can include items stolen out of your car, but damage to the car itself is an auto comprehensive question.
Entertainment District event nights mean big lots and bags left in cars. TDI says renters coverage applies even to items stolen out of your car; the Insurance Information Institute says coverage away from home generally has dollar limits. The car is different: III describes comprehensive auto coverage as covering non-collision damage such as theft and vandalism, typically with a separate deductible. It’s optional in Texas, so check that you carry it.
| What happened | Renters policy | Where it goes instead |
|---|---|---|
| Laptop stolen from your car | Often covered | Deductible and any off-premises limit apply. |
| Broken car window or stolen car | Not renters | Auto comprehensive coverage, if you carry it. |
| Burst pipe soaks your couch | Often covered | Building repairs go to the owner’s policy. |
| Creek water in a ground-floor unit | Excluded | A separate NFIP flood policy. |
| Your roommate’s TV is ruined | Not on your policy | Your roommate’s own policy. |
The Texas Department of Motor Vehicles advises locking up, taking your keys, parking in well-lit areas and keeping valuables out of sight.
- Replacement cost, $500 deductible: renters pays about $900, if no off-premises limit is lower.
- Actual cash value: if the items are depreciated to $800, it pays about $300.
- The window: a $350 repair under a $500 comprehensive deductible is all yours.
Are Arlington renters near creeks protected from flooding?
The short answer: Not by a renters policy, which typically excludes flood, but renters can buy NFIP contents coverage up to $100,000, and the City says its Class 5 rating gives tenants a 25 percent NFIP discount.
TDI says renters policies typically don’t cover flood. A separate National Flood Insurance Program policy protects belongings like furniture, clothes and computers for up to $100,000 of damage, according to FloodSmart, generally starting 30 days after purchase. TDI notes it won’t pay for cash, valuable papers or your car.
The City’s 2025 repetitive loss plan lists 35 unmitigated repetitive loss areas, places with repeated paid flood claims. And the City’s Community Rating System page says Arlington is a Class 5 community, which allows all property owners and tenants to receive a 25 percent discount on NFIP policies. That lowers a flood policy’s price; it doesn’t add flood to a renters policy.
For a ground-floor unit near a creek, we pull up FEMA’s map together before we talk price. Our guide to Arlington homes and creeks lists the creeks the City studies; see also our flood insurance page.

What does renters insurance do when pipes burst in an Arlington freeze?
The short answer: Water from a burst pipe inside your home is often covered for your belongings, the building is the landlord’s claim, and loss-of-use coverage can pay extra living costs while the unit is repaired.
After the February 2021 storm, TDI reported 510,772 Texas claims and about $11.2 billion in expected insured losses as of March 31, 2022 (TDI).
TDI explains that home and renters policies cover leaks inside your home, not flood, and that the owner’s policy won’t cover a renter’s furniture, electronics or clothing. When a pipe bursts upstairs, your couch is your renters claim and the drywall is the landlord’s.
If a covered loss leaves the unit unlivable, additional living expenses coverage pays the extra cost of food, rental and other things, according to TDI.
How much will an Arlington renters policy pay for a laptop, jewelry or work gear?
The short answer: It depends on whether you have replacement cost or actual cash value, and on sub-limits that TDI lists as commonly $100 for cash, $500 for jewelry and watches and $2,500 for business items.
TDI’s example: a laptop bought for $1,300 two years ago now sells for $500, so a basic policy pays $500. Replacement cost pays closer to the price of a comparable new one, and costs more.
$100
A common renters limit, per TDI.
$500
TDI’s common example. III’s renters guide uses $1,500; limits vary by policy.
$2,500
A common limit on work gear, per TDI.
Limits vary by policy; your declarations page has the real number. For a ring or camera kit, III describes a floater that raises the limit, and TDI suggests asking your agent. Freelancing? See our business insurance page.
Does renters insurance cover a dog bite or a guest who gets hurt?
The short answer: Usually, through personal liability and guest medical payments, and Triple-I says standard renters policies typically cover dog-bite liability up to the policy limit, usually $100,000 to $300,000.
Personal liability, TDI says, protects you if someone is injured in your home and pays legal costs if you’re liable and taken to court. For guest medical payments, III says you can generally get $1,000 to $5,000.
Dogs are where liability gets expensive. Dog-bite and related claims averaged $65,450 per claim in 2025 across 28,450 claims, according to research reported by the Insurance Information Institute (April 2026), which says owners are responsible for damages above their policy limit.
Tell us about every pet, and pick a liability limit at least as high as your lease asks for.
Should UT Arlington roommates share one renters policy?
The short answer: Usually not, because TDI says a roommate’s renters policy covers only that roommate’s belongings, so separate policies keep each person’s things and liability clearly insured.
TDI is direct: your roommate’s policy won’t pay for your stuff. III says some companies allow unmarried couples who live together to buy joint coverage.
Students have one more question. TDI says a dependent may be covered by a parent’s home policy even when not living at home. When UTA students call us, we start there: are you still a dependent, and what does that policy pay away from home? Our UTA student insurance checklist for off-campus living goes further.
New to town? Our checklist for moving to Arlington covers the other policies to update.
How much does renters insurance cost in Arlington, and how do you get a quote?
The short answer: TDI puts the average Texas renters policy at about $20 a month and NAIC data show $199 a year for Texas in 2022, so treat both as context, not a quote.
The NAIC, summarized by the Insurance Information Institute, put the Texas average renters premium at $199 for 2022, seventh highest among the states, against a U.S. average of $171. We found no Arlington-only average from TDI, the NAIC or III.
Your price moves with your limits, deductible and claim settlement type. III lists bundling, security systems, smoke detectors and deadbolts among possible discounts; insuring your car and apartment together may lower what you pay. Discounts and eligibility vary.

Arlington renters insurance FAQ
Can an Arlington apartment complex make renters insurance a condition of the lease?
Texas law doesn’t require renters insurance, but the Texas Department of Insurance says some landlords might require a policy, and that requirement appears in your lease. Read the insurance paragraph before you sign and note any deadline, minimum liability amount, or request to list the property on your policy. If the lease mentions a charge or program when you don’t show proof, ask the leasing office in writing what it pays for and whom it protects, and don’t assume it works like your own renters policy.
Does the City of Arlington’s flood insurance discount apply to renters?
Yes, according to the City of Arlington. Its Community Rating System page says Arlington is a Class 5 community, which allows all property owners and tenants to receive a 25 percent discount on National Flood Insurance Program policies. The discount applies to a separate NFIP policy; a standard renters policy still typically excludes flood. FloodSmart says renters contents coverage goes up to $100,000 and generally starts 30 days after purchase, so buy it before storm season.
Will my renters policy pay if my dog bites a guest in my Arlington apartment?
Often, yes. The Insurance Information Institute says standard homeowners and renters insurance typically cover dog-bite liability up to the policy’s liability limit, usually $100,000 to $300,000, and the owner is responsible above that. Triple-I reports that dog-bite and related claims averaged $65,450 per claim in 2025, so a low limit can run out fast. Tell your agent about every pet, choose a limit at least as high as your lease requires, and ask how your policy treats your dog.
Does a UT Arlington student living off campus need a separate renters policy?
It depends on whether the student is still a dependent. TDI says a dependent may be covered by a parent’s home policy even when not living at home, but coverage away from the main home may carry its own limit, so have your parents check first. If the student’s lease requires renters insurance, ask the leasing office whether a parent’s policy satisfies it. Roommates should each carry their own, because TDI says a roommate’s policy covers only that roommate’s belongings.
How soon can I get proof of renters insurance for my Arlington move-in?
Start a few days before move-in. Once a policy is in place, your agent can provide a declarations page or proof of insurance showing your coverage, liability limit and dates; ask your leasing office which form it accepts. Bring your lease’s insurance paragraph so the limits match the first time. Our south Arlington team usually reaches out within one business day, and you can call (817) 262-5300, Monday through Friday, 8:30 to 5.
