The Short Version

## UTA students off campus, in 60 seconds

* **UT Arlington students living off campus should review insurance before signing the lease.** Check the parents’ home policy, renters coverage, the car and guest liability.
* **A parent’s policy may stretch, but not far.** TDI says it may cover a dependent’s things away from home, usually up to 10% of its personal property coverage.
* **The car follows its parking spot.** TDI says rates are based on where a car is usually located, so tell the company about the school address.
* **Roommates don’t share coverage by default.** TDI says a roommate’s renters policy covers only that roommate’s belongings.
* **Do this:** before move-in, call our south Arlington team for a free review of the student’s and parents’ policies together.

Your UT Arlington student has a lease on an off-campus apartment, a car that will sleep near campus instead of in your driveway, and a laptop holding a semester of work. Before living off campus, students and parents should review which insurance follows the student.

This guide is for both the student and the parents. For citywide apartment basics, see our [Arlington renters insurance guide](https://www.robinsonlegacypartners.com/blog/renters-insurance/renters-insurance-in-arlington-texas-coverage-costs-and-quotes/).

## What insurance should UT Arlington students review before living off campus?

**The short answer:** Check whether a parent’s homeowners policy covers the student’s belongings away from home, whether the lease requires renters insurance, who lists the student’s car and where it’s kept, and who pays if a guest gets hurt.

42,710

students were enrolled at UT Arlington in fall 2025, including a record first-year class of more than 5,100, according to [UTA’s September 2025 enrollment release](https://www.uta.edu/news/news-releases/2025/09/15/uta-sets-record-freshman-class-for-fall-2025).

Sources: TDI [renters tips](https://www.tdi.texas.gov/tips/renters-insurance.html), [college tips](https://www.tdi.texas.gov/tips/college-insurance-tips.html) and [auto guide](https://www.tdi.texas.gov/pubs/consumer/cb020.html); [FEMA FloodSmart](https://www.floodsmart.gov/policy-terms). Checked October 2026.

| Risk | Where coverage may come from | What to check |
| --- | --- | --- |
| Laptop, clothes and furniture in the apartment | Parents’ home policy (dependents) or a student renters policy | Check the limit Usually 10% of the parents’ personal property coverage (TDI). |
| A bike or laptop stolen from a car or a campus rack | Personal property coverage | Limits apply Coverage away from home generally has dollar limits. |
| A guest hurt at the apartment | Personal liability on a renters policy | Ask first Does a parent’s policy reach the apartment? |
| The student’s car | An auto policy listing the student | Report it TDI says rates are based on where a car is usually located. |
| Creek water in a ground-floor unit | A separate flood policy | Usually excluded Renters and home policies typically exclude flood. |

When parents call us about a student’s first apartment, our first question is whether the student is still a dependent. Most answers hang on it.

## Does a parent’s homeowners policy cover a UTA student’s things in an off-campus apartment?

**The short answer:** It may, if the student is still a dependent, but TDI says that coverage is usually limited to 10% of the policy’s personal property coverage, so find the dollar figure before relying on it.

The Texas Department of Insurance’s [renters insurance tips](https://www.tdi.texas.gov/tips/renters-insurance.html) say that if you’re a dependent, “your parents’ homeowners policy may cover your stuff even if you’re not living at home,” and that this is “usually limited to 10% of the personal property coverage in the homeowners policy.” TDI’s [insurance tips for college students](https://www.tdi.texas.gov/tips/college-insurance-tips.html) (August 2025) add that a student’s belongings “may be covered by your parent’s homeowners policy even in your dorm or apartment.”

Notice the hedges. The [NAIC’s college renters guide](https://content.naic.org/article/do-i-need-renters-insurance-college) (August 2024) describes parental coverage for on-campus students under age 26 and warns a parent’s policy “may only pay up to a specified amount.” Texas lets insurers use their own policy forms, so for an off-campus apartment, the parents’ policy wording decides.

Illustrative example · not a quote
A parent’s homeowners policy has **$150,000** of personal property coverage and a **$1,000** deductible. A thief takes the student’s **$1,200** laptop and **$600** bike from the apartment.

* At a **10%** limit, the most it pays for the student’s things is **$15,000** (10% × $150,000). That isn’t the problem here.
* The deductible is. The loss is **$1,800**, so the policy pays at most **$800** after the $1,000 deductible, before any depreciation.

Real outcomes depend on the policy wording and the facts of the loss.

"Insurance works best when it's understood."

## When does a UTA student need a separate renters policy?

**The short answer:** When the student isn’t a dependent, when the lease requires renters insurance that a parent’s policy doesn’t satisfy, when the student owns more than the parents’ off-premises limit, or when the student needs liability coverage of their own.

Texas law doesn’t require renters insurance, but TDI says some landlords might. The NAIC puts it plainly: “Your school will usually not require you to have coverage,” but “some landlords and companies may require you to have renters insurance.” The Texas Apartment Association’s [summary of its student housing lease](https://taa.org/wp-content/uploads/2025/01/Overview-of-Resident-Obligations.pdf) lists insurance for your belongings as a lease requirement.

TDI’s college tips add that if the parents’ policy doesn’t cover the student, “consider getting a renters policy, which will cover personal belongings and provide liability coverage.”

Question 1

### Still a dependent?

TDI ties parental coverage to dependents.

Question 2

### What does the lease say?

Ask in writing whether a parent’s policy meets it.

Question 3

### What is the stuff worth?

Compare it with the parents’ off-premises limit.

Question 4

### Who pays if a guest is hurt?

A [renters policy](https://www.robinsonlegacypartners.com/renters-insurance) includes personal liability.

We often lay out both routes side by side for families: what the parents’ policy would pay away from home, and what a student policy would add. The state rules are in our [Texas renters insurance guide](https://www.robinsonlegacypartners.com/blog/renters-insurance/texas-renters-insurance-guide-coverage-cost-and-quote-questions/).

## How should roommates near campus split renters insurance?

**The short answer:** Each roommate usually needs their own coverage, because TDI says a roommate’s renters policy covers only that roommate’s belongings, so one roommate’s policy can leave everyone else’s things uninsured.

[TDI is direct](https://www.tdi.texas.gov/blog/does-my-roommates-renters-insurance-cover-my-stuff.html) on this: your roommate’s policy won’t pay for your stuff.

Parents sometimes sign as guarantors. TAA’s student lease summary says the owner “may require a guarantor if you do not meet the” financial rental criteria. A guaranty is a lease promise, not insurance.

## Who should list a UTA student’s car, and does it matter where it’s parked?

**The short answer:** Yes, it matters, because TDI says some companies require young drivers to stay on a parent’s policy even while away at school and rates are based on where a car is usually located, so tell the company.

TDI’s [auto insurance guide](https://www.tdi.texas.gov/pubs/consumer/cb020.html) (December 2025) says: “Some companies require you to keep young drivers on your policy, even if they’re away at school.” It also says, “Tell your insurance company if you have a child living in another city for school,” because “rates are based on where a car is usually located.” And “Rates can also vary between ZIP codes in the same city,” so even a move from a south Arlington home to an apartment near campus is worth reporting.

Don’t change it quietly**Ask before you remove a student or move a car.** About unreported drivers, TDI warns that if the company “learns about them later,” it “will bill you for the extra premium you should have paid,” and it “might deny any claims you have or choose to not renew your policy.”

TDI’s college tips say to “ask about a liability policy if you drive a friend’s car on occasion.” The auto guide says most policies cover “people driving your car with your permission,” which matters when a roommate borrows the car, though exclusions can apply.

See [what car insurance Texas requires](https://www.robinsonlegacypartners.com/blog/auto-insurance/what-car-insurance-is-required-in-texas/) for the 30/60/25 floor, and our [Arlington car insurance guide](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-arlington-texas-coverage-costs-and-quotes/) for local driving.

## What if a guest gets hurt at a student’s off-campus apartment?

**The short answer:** Personal liability on a renters policy can pay legal costs if the student is found responsible, and guest medical payments can cover smaller bills, so choose a limit before the first game-night crowd.

TDI describes renters liability coverage as protection “if someone is injured in your home” that “pays legal costs if you are liable and taken to court.” The NAIC adds that “Renters insurance might pay for a visitor’s medical bills if you’re found responsible for their injuries.” For small injuries, the [Insurance Information Institute](https://www.iii.org/article/renters-insurance) says guest medical payments coverage is generally available at $1,000 to $5,000.

Damage to the unit is a separate questionTAA’s student lease summary says, “You are liable for any damages caused to the rental property beyond normal wear and tear,” including damage caused by “you, your guests, or your pets.” Whether a renters policy pays for damage to the apartment itself depends on the policy, so ask.

## How are laptops, bikes and textbooks covered if they’re stolen?

**The short answer:** Usually as personal property, even when stolen from a car, but limits away from home, special limits on cash and business items, and depreciation can all shrink the check.

TDI says renters personal property coverage “covers your belongings – even items stolen out of your car or while you’re traveling.” III notes that coverage away from home generally has dollar limits, so a bike taken from a campus rack may fall under a smaller limit.

Two TDI details hit students hardest. A basic policy pays what the item is worth now: in TDI’s example, a laptop bought for $1,300 two years ago that would cost $500 today gets $500. And TDI lists common limits of $100 for cash, $500 for jewelry and watches, and $2,500 for items used for business.

UTA’s [housing safety page](https://www.uta.edu/campus-ops/housing/living-with-us/safety), written for students living in campus housing, says a student’s bicycle “can be engraved and registered with the Police Department.” Off campus, keep your own list of serial numbers and photos.

## Does a student’s renters policy cover flooding from Arlington creeks?

**The short answer:** Usually not, because TDI says renters policies typically don’t pay for flood losses, so a student in a ground-floor unit near a creek would need a separate flood policy that generally starts 30 days after purchase.

[TDI notes](https://tdi.texas.gov/blog/renter-flood-insurance.html) that renters insurance typically doesn’t cover flood damage. [FEMA’s FloodSmart](https://www.floodsmart.gov/policy-terms) says National Flood Insurance Program renters coverage protects belongings such as furniture, clothes and computers up to $100,000, and generally takes effect 30 days after purchase.

In 2015 the City counted 140 miles of streams, creeks and drainage channels in Arlington, including Rush, Johnson and Fish creeks ([City of Arlington, November 2015](https://arlingtontx.gov/news/my_arlington_t_x/news_archive/2015_archived_news/november_2015/city_of_arlington_conducts_watershed_studies)). Look up the apartment’s address on [FEMA’s Flood Map Service Center](https://msc.fema.gov/portal/home) before signing. Texas Property Code [§ 92.0135](https://law.justia.com/codes/texas/property-code/title-8/chapter-92/subchapter-a/section-92-0135/) generally requires landlords to tell tenants in writing, at or before lease signing, whether they know the home is in a 100-year floodplain. Since a 2025 amendment, that notice can be in the lease, an addendum or a separate document, signed by both sides.

The creek-by-creek picture is in our [Arlington home insurance guide](https://www.robinsonlegacypartners.com/blog/home-insurance/home-insurance-in-arlington-texas-coverage-costs-and-quotes/).

## What should UTA students and parents do before signing an off-campus lease?

**The short answer:** Confirm what the parents’ policy pays away from home, read the lease’s insurance paragraph, inventory the student’s things, decide on renters coverage, report the car’s new location and check the address for flood risk.

Robinson Legacy Partners is an Allstate agency at 700 Highlander Blvd, Suite 405, in south Arlington near I-20. Here’s the order we walk families through:

1. **Find the parents’ off-premises limit in dollars**

Ask what their homeowners policy pays for the student’s things away from home.
2. **Read the lease’s insurance paragraph**

Note any deadline or liability amount, and ask the leasing office in writing whether a parent’s policy satisfies it.
3. **Inventory the student’s belongings**

Photograph each room and device, save serial numbers, and ask the UTA Police Department about registering the bike.
4. **Decide on a student renters policy**

Weigh the parents’ limit and deductible against what the student owns.
5. **Tell the auto company where the car will be kept**

Report the school address, who drives the car and any roommate who may borrow it.
6. **Check flood risk at the apartment**

Look up the address on FEMA’s map and read the landlord’s floodplain notice.

Moving from another state, too? Our [checklist for moving to Arlington](https://www.robinsonlegacypartners.com/blog/local-guides/moving-to-arlington-texas-what-insurance-should-you-review/) covers registration and license deadlines.

## The bottom line

A parent’s homeowners policy may follow a dependent UTA student off campus, but usually only up to 10% of its personal property coverage, per TDI. Report where the car sleeps, and give each roommate their own coverage.

Send us your ZIP below or call [(817) 262-5300](tel:+18172625300) before the lease starts. We’ll review the parents’ policies and the student’s needs together, in dollars, Monday through Friday, 8:30 to 5, in English, Spanish, Arabic, Hindi, Punjabi, Urdu or Coptic.

## Other questions UTA students and parents ask

### Our student is moving from a UTA residence hall to an apartment off Cooper Street. What changes?

The NAIC describes parental coverage for students in on-campus housing who are under 26, while TDI says a dependent’s things may be covered “even in your dorm or apartment.” The apartment lease may also require renters insurance, so check both. Our [statewide renters coverage guide](https://www.robinsonlegacypartners.com/blog/renters-insurance/texas-renters-insurance-guide-coverage-cost-and-quote-questions/) explains common limits.

### We live in Grand Prairie and our UTA student keeps the car near campus during the week. Do we tell our insurer?

Yes. TDI says to tell your company if a child lives in another city for school, because rates are based on where a car is usually located, and rates can vary between ZIP codes in the same city. Our [guide to car insurance in Arlington](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-arlington-texas-coverage-costs-and-quotes/) covers local driving.

### What does renters insurance cost for a UTA student?

TDI puts the average Texas renters policy at about $20 a month (December 2025), a statewide estimate, not a quote. The price depends on the limits, the deductible and whether claims are paid at replacement cost. We found no Arlington-only average from TDI, the NAIC or III.

### Can a student’s renters policy be set up alongside the family’s home and auto?

Often. One review can line up the student’s renters policy, the car and the parents’ liability limits, and insuring policies together may lower what you pay, though discounts and eligibility vary. See [how Arlington families coordinate home, auto and life coverage](https://www.robinsonlegacypartners.com/blog/local-guides/how-can-arlington-families-coordinate-home-auto-and-life-insurance/).

## UTA students off campus insurance FAQ

Does my parents’ homeowners insurance cover my things in an off-campus apartment near UT Arlington?+

It may, if you’re still a dependent. The Texas Department of Insurance says a parent’s homeowners policy may cover a dependent’s belongings even when you’re not living at home, usually limited to 10% of the policy’s personal property coverage. TDI’s college tips say that can include an apartment. The parents’ deductible applies, and the NAIC warns a parent’s policy may only pay up to a specified amount. Ask your parents’ company for the dollar limit before move-in.

Is renters insurance required for an off-campus apartment near UT Arlington?+

Not by Texas law, but often by the lease. TDI says some landlords might require a policy, and the Texas Apartment Association’s summary of its student housing lease lists insurance for your belongings as a lease requirement. Read the insurance paragraph before you sign, and ask the leasing office in writing whether a parent’s homeowners policy satisfies it. If not, a renters policy in the student’s name covers belongings and adds liability.

Should a UTA student stay on a parent’s car insurance policy?+

Ask the company before changing anything. TDI says some companies require you to keep young drivers on your policy even if they’re away at school. TDI also says to tell your company if your child lives in another city for school, because rates are based on where a car is usually located, and rates can vary between ZIP codes in the same city. A company that learns about an unreported driver later will bill the missed premium and might deny claims, TDI warns.

Can college roommates in Arlington share one renters insurance policy?+

Usually not in a way that protects everyone. TDI says a roommate’s renters policy covers only that roommate’s belongings. The Insurance Information Institute notes some companies let unmarried couples who live together buy joint coverage, but roommates generally each need their own policy. If one roommate is covered under a parent’s homeowners policy as a dependent, don’t assume that coverage extends to the others. Each person should check their own coverage before move-in.

Can Robinson Legacy Partners help UTA students and parents review their coverage?+

Yes. Call (817) 262-5300, Monday through Friday, 8:30 a.m. to 5 p.m., or send your ZIP online. We’ll review the parents’ homeowners and auto policies alongside the student’s needs, then quote a renters policy if it makes sense.
