The Short Version

## Arlington landlord insurance, in 60 seconds

* **Landlord insurance in Arlington, Texas: coverage, costs and quotes start with how the rental is used.** A landlord policy protects the building you own, your liability and rent lost to a covered loss, not your tenant’s things.
* **Arlington is a big rental market.** The City counted 60,407 renter-occupied units, about 44.8% of occupied homes (2014–2018 Census data).
* **City rules touch some rentals.** Non-owner-occupied duplexes are registered and inspected yearly, and short-term rentals need a City permit, an eligible location and proof of liability insurance.
* **Summer gaps and storms are the local risks.** TDI says many homeowners policies won’t cover damage once a home has been vacant for a set time, typically 60 days, and creek flooding needs a separate policy.
* **Do this:** review each rental with our team in south Arlington before a lease starts, a tenant moves out, or you list the house by the night.

Landlord insurance in Arlington usually comes up at a turning point. You took a job in another city and kept the house. You bought a duplex as an investment. Or your UT Arlington tenants just left for the summer and the place sits empty until August. Each of those changes what your policy needs to do.

## What kinds of rentals are Arlington landlords insuring?

**The short answer:** Arlington has tens of thousands of rented homes, and the houses, duplexes and small buildings among them are the properties a landlord or dwelling policy is usually written for.

The U.S. Census Bureau’s [QuickFacts](https://www.census.gov/quickfacts/fact/table/arlingtoncitytexas/PST045224) puts Arlington’s owner-occupied rate at **54.3%** and median gross rent at **$1,470** a month (2020–2024). How the City treats a rental, and the insurance question it raises, depends on the type:

Source: City of Arlington Code Compliance and Planning pages, checked October 2026 (linked in the City rules section below). Insurance notes are general patterns, not coverage decisions.

| Rental type | City rule | Typical insurance question |
| --- | --- | --- |
| Single-family house, long-term lease | No registration program found on the City’s code compliance pages | Landlord (dwelling) policy on the house; tenant carries renters insurance. |
| Duplex you don’t live in | Register with the City; inspected annually | Dwelling policy on the building, with lost rent and liability. |
| Duplex you live in half of | Still register; the City lists no fee or inspection for that registry | Living in one unit changes the policy setup. |
| Short-term rental (under 30 days) | Permit, eligible location and liability insurance certificate | Landlord insurance may not fit; ask before you host. |
| Apartment complex | Annual multi-family license and inspection | Usually commercial apartment coverage, outside this guide. |

60,407

renter-occupied housing units in Arlington, about 44.8% of occupied homes, according to the City of Arlington’s [housing needs assessment](https://www.arlingtontx.gov/files/assets/city/v/1/grants-management/documents/2020-2024-arlington-housing-needs-assessment.pdf) (2014–2018 Census data).

## Does your homeowners policy still work if you move out and rent your Arlington house?

**The short answer:** Often not fully, because a homeowners policy is written for a home you live in, so call your agent before the tenant moves in and expect to change the policy.

You relocated and kept the house, but the homeowners policy keeps renewing as if you still lived there. The Texas Department of Insurance, in its guidance on [renting out your home](https://www.tdi.texas.gov/tips/home-sharing.html), says most homeowners insurance won’t cover damage to a rental property, or it might limit what it pays.

A policy doesn’t vanish the day a lease is signed, but who lives there, whose belongings are inside and who could get hurt all change. A landlord (dwelling) policy is built for that.

Before the moving truck leaves**Call us with three dates:** the day you move out, the day the lease starts, and any stretch the house will sit empty.

Buying a house to rent? Use our [Arlington home-buying insurance checklist](https://www.robinsonlegacypartners.com/blog/local-guides/buying-a-home-in-arlington-what-should-your-insurance-review-include/).

## What do Arlington’s rental rules mean for your insurance?

**The short answer:** Non-owner-occupied duplexes must be registered and inspected yearly, and short-term rentals need a City permit, an eligible location and proof of liability insurance before hosting.

As of October 2026, City pages say:

* **Duplexes.** Under the [Duplex Inspection Program](https://www.arlingtontx.gov/City-Services/Code-Compliance/Code-Compliance-Directory/Multi-Family-Rapid-Reference-Guide/Duplex-Inspection-Program), started in September 2008, all non-owner-occupied duplexes must be registered with the City and are inspected annually.
* **Duplexes you live in.** The City’s FAQ says you still register a duplex when you live in one side and rent the other, with no fee or inspection tied to that registry.
* **Apartments.** Complexes need an annual [multi-family license and inspection](https://www.arlingtontx.gov/City-Services/Code-Compliance/Code-Compliance-Directory/Multi-Family-Rapid-Reference-Guide/Multi-Family-Property-Inspection-Program), and extended-stay hotels have every unit inspected yearly.
* **Short-term rentals.** Stays under 30 consecutive days need a permit under the City’s [short-term rental rules](https://arlingtontx.gov/Business/Development-Resources/Land-Development/Process-Guides-Videos/Short-Term-Rentals), adopted April 23, 2019.

Short-term rentals are limited by location: the STR Zone around the Entertainment District (bounded by East Lamar Boulevard, Center Street, East Abram Street and the southbound SH 360 frontage road), RM-12 and RMF-22 districts, existing homes in non-residential and mixed-use districts, and some planned development districts. Occupancy is capped at two guests per bedroom plus two, up to 12.

The City’s insurance ruleSection 3.07 of Arlington’s [Short-Term Rental chapter](https://arlingtontx.gov/files/assets/city/v/2/city-secretary/documents/city-code-of-ordinances/short-term-rental-chapter.pdf) makes it unlawful to operate without “host protection or other liability insurance commensurate with the operations of the short-term rental that provides coverage of up to $1 million per occurrence.” A certificate must be on file.

TDI says landlord insurance is mainly for long-term leases and may not be appropriate for short-term rentals, so talk to us before you apply.

## How do vacancy rules affect student rentals near UT Arlington?

**The short answer:** A rental that sits empty between spring and fall leases can run into vacancy limits, which TDI says are typically about 60 days on many homeowners policies, so check your dwelling policy’s terms before May.

Rentals near UT Arlington can turn over on the school calendar, leaving a summer gap. [TDI](https://www.tdi.texas.gov/tips/military-deploy.html) says many homeowners policies won’t cover damage to a home vacant for a certain time, typically 60 days, and suggests asking whether extended vacancy coverage is available. Dwelling policies set their own terms.

Illustrative example · not a quote
A duplex near campus has one lease ending **May 31** and the next starting ** August 15**:

* June (30) + July (31) + August 1–15 (15) = **76 days** empty, past a 60-day vacancy window.
* At Arlington’s median gross rent of **$1,470**, two and a half empty months is about **$3,700** in rent you don’t collect. An empty unit between leases isn’t a covered loss.

Your policy’s definitions, any vacancy endorsement and the adjuster’s findings decide what applies.

Winter breaks matter too: after the February 2021 storm, TDI reported **510,772 claims** statewide as of March 31, 2022 ([TDI](https://www.tdi.texas.gov/reports/documents/feb2021-tx-winter-weather-summary-mar2022.pdf)). Keep the heat on in an empty unit.

## What happens to rent when a covered loss makes an Arlington rental unlivable?

**The short answer:** Fair rental value coverage can replace rent lost while covered damage is repaired, and Texas law lets either side end the lease if the home becomes totally unusable.

**Fair rental value**, or loss of rent, is tied to physical damage; the [NAIC](https://content.naic.org/article/consumer-insight-renting-out-your-home-you-need-insurance-coverage-home-sharing-rentals) describes it as lost rental income *due to damage*. After a covered fire, it may pay the rent you would have collected, up to its limit and any time cap. It doesn’t pay when a tenant stops paying.

Texas Property Code [§ 92.054](https://law.justia.com/codes/texas/property-code/title-8/chapter-92/subchapter-b/section-92-054/) shows why it matters:

* **Repair timing.** If a condition comes from an insured casualty loss, such as fire, smoke or hail, the repair period doesn’t begin until the landlord receives the insurance proceeds.
* **Totally unusable.** If a casualty loss makes the home totally unusable as a practical matter, and the tenant’s household or guests didn’t cause it, either side may end the lease by written notice before repairs are done.
* **Partly unusable.** The tenant may get a proportional rent reduction, but only on a county or district court judgment, unless the written lease says otherwise.

Under [§ 92.052](https://law.justia.com/codes/texas/property-code/title-8/chapter-92/subchapter-b/section-92-052/), a landlord must make a diligent effort to repair a condition that materially affects an ordinary tenant’s physical health or safety once the tenant gives notice, if the tenant isn’t behind on rent. Keep cash for your deductible, and take lease questions to a Texas attorney.

## How do hail, roofs and creek flooding affect an Arlington rental policy?

**The short answer:** Hail claims run through your wind and hail deductible and roof settlement terms, while creek flooding is excluded and needs a separate flood policy that covers your building, not your tenant’s things.

The [Insurance Information Institute](https://www.iii.org/fact-statistic/facts-statistics-hail), citing NOAA’s Storm Prediction Center, reports Texas had **902 major hail events** (one inch or larger) in 2025, the most of any state.

Hail

### Roof and siding

Wind and hail deductible applies. Know it in dollars.

Older roof

### Settlement terms

TDI says some companies switch aging roofs to actual cash value.

Creek flooding

### Rising water

Excluded. A separate NFIP policy covers the building.

Tenant’s things

### Their contents

Never on your policy. Tenants need their own coverage.

See [how Texas wind and hail deductibles work](https://www.robinsonlegacypartners.com/blog/home-insurance/how-do-wind-and-hail-deductibles-work-on-texas-home-insurance/) and [insuring a house with an older roof](https://www.robinsonlegacypartners.com/blog/home-insurance/can-you-get-texas-home-insurance-with-an-older-roof/).

In 2015 the City counted 140 miles of streams, creeks and drainage channels, including Rush, Johnson and Fish creeks ([City of Arlington](https://arlingtontx.gov/news/my_arlington_t_x/news_archive/2015_archived_news/november_2015/city_of_arlington_conducts_watershed_studies)); our [Arlington homeowners guide](https://www.robinsonlegacypartners.com/blog/home-insurance/home-insurance-in-arlington-texas-coverage-costs-and-quotes/) covers them. Per FEMA’s [FloodSmart policy terms](https://www.floodsmart.gov/policy-terms), NFIP building coverage goes up to **$250,000** for a residential building, generally starts **30 days** after purchase, and doesn’t pay business-interruption losses, so don’t count on it to replace lost rent.

Your flood policy won’t cover your tenant’s belongings; FEMA says renters can buy their own NFIP contents policy. The City says Arlington’s Class 5 [Community Rating System](https://www.arlingtontx.gov/Government/Departments/Department-Directory/Stormwater-Management/Floodplain-Administration/Community-Rating-System) standing gives property owners and tenants a 25 percent NFIP discount. See our [flood insurance page](https://www.robinsonlegacypartners.com/flood-insurance).

## What liability coverage and renters insurance should an Arlington lease require?

**The short answer:** Carry premises liability sized to what you own, require tenants to carry their own renters insurance in the lease, and ask for proof at move-in and each renewal.

A loose stair rail can become an injury claim far larger than the repair. The NAIC lists liability claims and legal fees among what a landlord policy can cover, but on some dwelling policies premises liability is a separate line.

TDI’s [renters insurance guidance](https://www.tdi.texas.gov/tips/renters-insurance.html) says a landlord’s building coverage doesn’t protect a tenant’s belongings, and that state law doesn’t require renters insurance but some landlords do. If you want it, put it in the lease and ask for proof at move-in and renewal. Tenants with questions can read our [guide for Arlington renters](https://www.robinsonlegacypartners.com/blog/renters-insurance/renters-insurance-in-arlington-texas-coverage-costs-and-quotes/).

## How much does landlord insurance cost in Arlington?

**The short answer:** We found no public TDI or NAIC average for Arlington or Texas landlord policies, so your price comes down to the building, roof, deductibles, coverage form and how the rental is used.

As of October 2026, TDI’s [market overview](https://www.tdi.texas.gov/general/texas-homeowners-insurance-market-overview.html) puts the average Texas homeowners premium at **$3,291 for 2024** ($3,489 for 2025, preliminary). That’s homeowners insurance, not a landlord average, and not a quote. What tends to move the price on an Arlington rental:

* **Rebuild cost and the form.** Bigger buildings and broader forms cost more.
* **Roof age and terms.** These can affect eligibility and price.
* **Deductibles.** A higher wind and hail deductible generally lowers the premium and raises your share of a claim.
* **Bundling.** Insuring the rental with your home and cars may lower what you pay; eligibility varies.

## How do you get landlord insurance quotes in Arlington?

**The short answer:** Gather the property details, lease dates and current declarations page, check the flood zone and City requirements, then call or send your ZIP to a local licensed agent.

Robinson Legacy Partners is an Allstate agency at 700 Highlander Blvd, Suite 405, in south Arlington near I-20. We help in 7 languages.

2. **Write down the rental basics**

Year built, square footage, roof age, unit count, and whether you live in one unit.
3. **Note the lease calendar**

Lease dates and any planned vacancy for turnover, summer or renovation.
4. **Check City requirements**

Duplex registration, or a short-term rental permit and liability certificate for stays under 30 days.
5. **Look up the flood zone**

Search the address on FEMA’s Flood Map Service Center and plan around the usual 30-day NFIP wait.
6. **Talk it through with a local agent**

Call (817) 262-5300 or send your ZIP for a rental coverage review.

## The bottom line

Landlord insurance in Arlington comes down to matching the policy to how the property is used: a house you moved out of, a duplex the City inspects, a student rental that empties every summer, or a short-term rental with its own permit rules. Then close the gaps: vacancy, flood, lost rent and your tenant’s belongings.

Send us your ZIP below or call [(817) 262-5300](tel:+18172625300), Monday through Friday, 8:30 to 5. We’ll check how each rental is insured, put your deductibles in dollars, and quote coverage that fits.

## Other questions Arlington landlords ask

### I live in one side of my Arlington duplex. Do I need a landlord policy?

Possibly a different setup. Living in one unit changes how the building may be insured, so tell us which side you live in. Separately, the City’s duplex FAQ says you still register the duplex, with no fee or inspection tied to that registry.

### Do I need flood insurance on a rental near the Entertainment District, Lake Arlington or a creek?

Look up the exact address on FEMA’s Flood Map Service Center; zones follow mapped boundaries, not distance to water. Flood is excluded from standard rental policies either way. See our [flood insurance page](https://www.robinsonlegacypartners.com/flood-insurance).

### I just moved to Arlington and rented out my old house. What should I review?

Both ends. The house you left likely needs a landlord policy, and your new place needs its own coverage for your belongings and liability. Our [insurance checklist for moving to Arlington](https://www.robinsonlegacypartners.com/blog/local-guides/moving-to-arlington-texas-what-insurance-should-you-review/) covers the new-home side.

### Should my rental be insured together with my home and cars?

Bundling may lower what you pay, though eligibility varies. Our [guide to coordinating household coverage](https://www.robinsonlegacypartners.com/blog/local-guides/how-can-arlington-families-coordinate-home-auto-and-life-insurance/) explains how we review it all.

## Arlington landlord insurance FAQ

Does the City of Arlington require me to register my rental property?+

It depends on the property. According to the City of Arlington, all non-owner-occupied duplexes must be registered and are inspected annually under its Duplex Inspection Program, and its FAQ says an owner living in one side still registers, with no fee or inspection. Apartment complexes need an annual multi-family license and inspection, and any rental of less than 30 consecutive days needs a short-term rental permit. We didn’t find a registration program for long-term single-family rentals on the City’s code compliance pages, so confirm with the City’s Code Compliance office before your first lease.

What insurance does Arlington require for a short-term rental permit?+

Section 3.07 of the City of Arlington’s Short-Term Rental chapter makes it unlawful to operate without host protection or other liability insurance commensurate with the rental’s operations that provides coverage of up to $1 million per occurrence. A certificate must be on file with the City, proof is required when you apply, and a cancellation must be reported within 30 days. TDI notes landlord insurance may not be appropriate for short-term rentals, so talk to your agent first.

Will my policy cover damage if my student rental sits empty all summer?+

Not necessarily. The Texas Department of Insurance says many homeowners policies won’t cover damage to a home that’s been vacant for a certain time, typically 60 days, and dwelling policies set their own vacancy terms. A lease ending May 31 and the next starting August 15 leaves 76 empty days. Ask how your policy defines vacancy and whether extended vacancy coverage is available, and tell your agent before the unit empties.

If a fire makes my Arlington rental unlivable, can my tenant end the lease?+

Under Texas Property Code § 92.054, if a casualty loss makes the rental totally unusable as a practical matter, and the tenant, their family or guests didn’t cause it, either side may end the lease by written notice before repairs are finished. The tenant then gets a prorated rent refund and any deposit refund owed. Fair rental value coverage can replace rent lost to covered damage, up to its limit. Take lease questions to a Texas attorney.

Does my landlord flood policy cover my tenant’s furniture if a creek floods?+

No. A flood policy on your rental covers the building you own, and FEMA says a landlord’s flood insurance doesn’t cover a tenant’s belongings. Tenants can buy their own NFIP contents policy, and standard renters policies typically don’t cover flood. NFIP building coverage for a residential building goes up to $250,000 and generally starts 30 days after purchase. The City says Arlington’s Class 5 rating gives owners and tenants a 25 percent NFIP discount.
