The Short Version

## Texas home insurance discounts, in 60 seconds

* **What home insurance discounts are available in Texas? Several types may be.** Insurers may offer discounts for alarms, sprinklers, impact-resistant roofs, newer homes, other policies with the same company and three claim-free years, per TDI; availability, eligibility and amounts vary by company and policy.
* **Texas law mostly permits discounts; it doesn’t set them.** The Insurance Code lets an insurer offer an optional claim-free discount, and TDI’s September 2026 bulletin encourages loss-mitigation discounts.
* **Your roof is the one to check first in North Texas.** TDI explains impact-resistance Classes 1 to 4, and each company sets its own roof credit and paperwork.
* **A discount isn’t worth a coverage gap.** A higher deductible or lower limits change what you’d pay after a hailstorm.
* **Do this:** ask our team for a free discount review of your declarations page, roof paperwork and claim history.

Your Texas renewal came in higher, and you’re wondering which home insurance discounts are available and whether you already get them. Texas insurers may offer several types, from roof and alarm credits to claim-free and multi-policy discounts, but availability, eligibility and amounts vary by company and policy.

Here’s what the Texas Department of Insurance (TDI) lists, what Texas law says, and how to check your declarations page. ## What home insurance discounts are available in Texas?

**The short answer:** Texas insurers may offer discounts for alarms, sprinklers, impact-resistant or newer roofs, newer homes, claim-free history and multiple policies, but TDI says each company decides which discounts it offers and the amount.

TDI’s [home insurance guide](https://www.tdi.texas.gov/pubs/consumer/cb025.html) (updated June 1, 2026) says, “You might be able to get a discount if you have,” and lists six things:

* “A monitored burglar or fire alarm system.”
* “A sprinkler system.”
* “An impact-resistant roof.”
* “A newer home or a home in good condition.”
* “Other policies with the same insurance company.”
* “No claims for three years in a row.”

TDI’s [tips on asking for home insurance discounts](https://www.tdi.texas.gov/tips/lower-your-home-insurance-by-asking-for-discounts.html) (updated December 18, 2025) add smart home systems, newer roofs, longtime customers and people “in the military or certain other groups.”

## Who decides which home insurance discounts you get in Texas?

**The short answer:** Your insurance company does, within Texas rate rules, and TDI’s September 2026 bulletin encourages, rather than requires, discounts for homeowners who invest in loss-mitigation upgrades.

On September 16, 2026, TDI issued [Commissioner’s Bulletin B-0008-26](https://www.tdi.texas.gov/bulletins/2026/commissioners-bulletin-b-0008-26.html), “Premium discounts for loss mitigation.” The bulletin says “Texas law requires rates to be based on risk” and that under Insurance Code Chapter 2251, companies “may group risks by classification to set rates.” Then it makes a request, not a rule: “TDI encourages all property and casualty insurance companies operating in Texas” to develop “meaningful, actuarially supported premium discounts.”

Its examples are building or retrofitting to standards like IBHS FORTIFIED Home, impact-resistant roofing and wildfire protection. Among the actions it says companies can take: “Informing policyholders of credits available for windstorm, wildfire, and other loss mitigation efforts.” So the practical answer is to ask. When we review a Texas renewal, we read the discounts listed on the declarations page before we talk about anything else.

"Insurance works best when it's understood."

## Can an impact-resistant roof lower home insurance in Texas?

**The short answer:** It can, depending on the company, because TDI lists an impact-resistant roof as a possible discount and says each insurer sets its own credit, test criteria and paperwork for Class 1 to 4 roofing.

Texas had 902 major hail events (one inch or larger) in 2025, the most of any state, according to the [Insurance Information Institute](https://www.iii.org/fact-statistic/facts-statistics-hail), citing the National Weather Service’s Storm Prediction Center.

TDI’s page on [impact-resistant roofing credits](https://www.tdi.texas.gov/company/roofing-discounts.html) (as of February 24, 2023) explains:

* **Tested and rated.** Roofing materials that pass the test criteria are “classified as either Class 1, 2, 3 or 4.” Where a company offers a roof credit, TDI’s page ranks Class 4 highest of the four.
* **Company by company.** The discount “is established by the insurance company on a company-by-company basis,” as are the test criteria and paperwork it accepts.

Roof age can count too: TDI’s tips say “Homes with newer roofs may get a roof age discount.” On the Gulf Coast, the Texas Windstorm Insurance Association (TWIA) has its own roofing label rules; that’s a coastal program, not a DFW one.

Before you re-roofAsk your company which impact rating and paperwork it accepts before materials are ordered. Keep the label details and invoice, and send proof once the roof is on.

If your roof is older, read [what an older roof means for Texas home insurance](https://www.robinsonlegacypartners.com/blog/home-insurance/can-you-get-texas-home-insurance-with-an-older-roof/). A roof discount affects premium, not how a roof claim settles; our guide to [roof replacement cost vs. actual cash value](https://www.robinsonlegacypartners.com/blog/home-insurance/roof-replacement-cost-vs-actual-cash-value-what-changes-at-claim-time/) covers that.

## Does Texas law allow a claim-free home insurance discount?

**The short answer:** It does, because Insurance Code Chapter 2006 lets an insurer offer an optional discount to a continuous residential policyholder with no claims in the three years before the policy’s effective date, with some claims excluded.

Subchapter B of [Insurance Code Chapter 2006](https://tcss.legis.texas.gov/resources/IN/htm/IN.2006.htm) covers “optional premium discounts and rating programs” for residential property policies, including homeowners. Under Section 2006.052, an insurer “may” discount the premium for a policyholder who:

* **Stayed put.** “Has continuously been a residential property insurance policyholder with the insurer or an affiliate of the insurer.”
* **Hasn’t filed.** “Has not filed a residential property insurance claim during the three years before the effective date of the policy.”

The section doesn’t count a claim “resulting from a loss caused by natural causes,” one “that is filed but is not paid or payable under the policy,” or one “that an insurer is prohibited from using under Section 544.353,” which limits the use of certain remediated water-damage claims. The key word is “may”: the discount is optional, and Section 2006.053 lets the commissioner accept a different-sized discount or another claim-based rating program if it’s actuarially justified. TDI’s guide says “No claims for three years in a row,” while its tips say “few or no claims within the last five years,” so the look-back depends on the company.

Illustrative example · not a quote
A North Texas homeowner has had the same company since 2019, and her policy renews **May 1, 2027**. Under Section 2006.052’s three-year test, the look-back starts ** May 1, 2024**:

* A paid theft claim filed in **March 2024** falls outside it.
* The same claim filed in **June 2024** falls inside it.

Whether her company offers this discount, another program or neither is its call; her declarations page shows what applies.

## Which home safety features may qualify for a Texas home insurance discount?

**The short answer:** Monitored burglar or fire alarms, smart home systems, smoke alarms and sprinklers may qualify, and so may a newer or recently renovated home, but you usually have to tell your company and ask.

TDI’s tips say: “If you install a monitored security alarm or a smart home system, tell your insurance company and ask about a discount.” Under the heading “Smoke alarm or sprinkler discount,” they note that “Smoke alarms and sprinkler systems prevent and reduce fire damage.” They add that “If your home was built or renovated in the last five years, your insurance company might reduce your rate.” And: “Don’t forget to tell your company if you make major renovations.”

Our review checklist, not a price promise. Availability, eligibility and amounts vary by company and policy.

| What you have | Proof to keep | Our read |
| --- | --- | --- |
| Monitored alarm or smart home system | Monitoring certificate or service agreement | Worth asking |
| Sprinklers or smoke alarms | Installation invoice and date | Worth asking |
| Impact-resistant roof | Product label details, invoice, installation form | Worth asking |
| Newer roof or major renovation | Permits, contractor invoices, completion dates | Bring the dates |
| Raising your deductible instead | Your deductible in dollars and your cash reserve | Gap risk |

## What other home insurance discounts can Texas homeowners ask about?

**The short answer:** Ask about other policies with the same company, how long you’ve been a customer, and membership in the military or certain groups, since TDI’s tips name each as a possible discount.

* **Other policies.** TDI’s tips say “You could get a discount for having two or more policies (like home and car) with the same company.” Our [home and auto bundling guide](https://www.robinsonlegacypartners.com/blog/insurance-discounts/can-bundling-home-and-auto-insurance-save-money-in-texas/) covers when that helps, and Texas law since September 1, 2025 bars insurers from making your home policy depend on buying auto from them or an affiliate (SB 213).
* **Time with the company.** “Companies might also offer discounts if you’ve been with them for a while.”
* **Groups.** Discounts may apply “if you’re in the military or certain other groups.”

The car side has its own list; see [car insurance discounts Texas drivers can ask about](https://www.robinsonlegacypartners.com/blog/insurance-discounts/what-car-insurance-discounts-are-available-to-texas-drivers/). Condo owners can ask the same questions; see our [Arlington condo insurance guide](https://www.robinsonlegacypartners.com/blog/condo-insurance/condo-insurance-in-arlington-texas-coverage-costs-and-quotes/).

## Can your credit or deductible change your Texas home premium?

**The short answer:** Both can, which is why we review them next to discounts: Texas lets you or your agent request credit re-rating at renewal, and a higher deductible may lower premium while raising your out-of-pocket cost.

Under [Senate Bill 1644](https://capitol.texas.gov/tlodocs/89R/billtext/pdf/SB01644F.pdf) (2025), insurers that use credit information must review and update your credit report at least every 36 months and reassess your rating, for policies delivered, issued for delivery or renewed on or after January 1, 2026. You or your agent may also ask for re-rating at renewal, no more than once every 12 months, with limited exceptions.

TDI notes that a higher deductible could lower your premium, but you pay more out of pocket when you file a claim. Wind and hail deductibles are most commonly a percentage of the home’s insured value, according to the [Insurance Information Institute](https://www.iii.org/article/understanding-your-insurance-deductibles), so put yours in dollars first; see [how Texas wind and hail deductibles work](https://www.robinsonlegacypartners.com/blog/home-insurance/how-do-wind-and-hail-deductibles-work-on-texas-home-insurance/).

Don’t buy a discount with a gapRaising a deductible beyond what you could pay after a hailstorm, or setting a dwelling limit below rebuild cost, makes any premium look lower and moves the risk back onto you.

## How do you check which home insurance discounts are on your Texas policy?

**The short answer:** Start with your declarations page, which lists the discounts applied, then gather roof, alarm and renovation paperwork and, as TDI suggests, ask your agent each year about new discounts you might qualify for.

TDI’s guide to reading a declarations page says it lists your coverages, deductibles, premium and discounts, and advises: “Ask your agent each year if there are any new discounts you might qualify for.” Robinson Legacy Partners is a local agency in south Arlington, and our team can help in 7 languages.

1. **Find the discounts on your declarations page**

Note each discount applied and any that look missing.
2. **Check the home details**

Make sure year built, roof age and roof type match your home today.
3. **Gather your proof**

Roof invoice, alarm certificate, renovation permits.
4. **List your other policies**

Auto, condo, renters or life policies with the same company may matter.
5. **Know your claim history**

List claims from the last five years.
6. **Ask before you upgrade**

Before a new roof or alarm, ask what your company needs to see.

Our [statewide home coverage guide](https://www.robinsonlegacypartners.com/blog/home-insurance/texas-home-insurance-guide-coverage-costs-and-buying-decisions/) covers the rest of the policy, and our [home insurance](https://www.robinsonlegacypartners.com/home-insurance) page explains how to start.

## The bottom line

Texas insurers may offer home insurance discounts for roofs, alarms, newer homes, claim-free history and multiple policies; availability, eligibility and amounts vary by company and policy. Texas law mostly permits rather than sets them, so ask, with proof in hand.

Send your ZIP below or call [(817) 262-5300](tel:+18172625300), Monday through Friday, 8:30 to 5. We’ll go through your declarations page, check your roof and home details, and point out any coverage gaps.

## Other questions Texans ask about home discounts

### Does a roof discount change how a hail claim on my roof is paid?

No. A discount affects premium; the claim follows your policy’s roof settlement terms and deductible. Our guide to [replacement cost vs. actual cash value on a roof](https://www.robinsonlegacypartners.com/blog/home-insurance/roof-replacement-cost-vs-actual-cash-value-what-changes-at-claim-time/) explains what changes at claim time.

### Is a multi-policy discount the same as a bundle?

It’s the discount part of one; TDI’s tips name two or more policies with the same company. Our [guide to bundling home and auto in Texas](https://www.robinsonlegacypartners.com/blog/insurance-discounts/can-bundling-home-and-auto-insurance-save-money-in-texas/) covers when that helps and what SB 213 changed in 2025.

### Why did my home premium go up even though my discounts didn’t change?

Discounts come off a price that still moves with rebuild costs, claims and the Texas market. Our guide to [why Texas home insurance premiums go up](https://www.robinsonlegacypartners.com/blog/home-insurance/why-did-my-texas-home-insurance-premium-go-up/) walks through what to check.

### Are car insurance discounts in Texas different from home discounts?

They’re a separate list on a separate policy. Our [Texas car insurance discounts guide](https://www.robinsonlegacypartners.com/blog/insurance-discounts/what-car-insurance-discounts-are-available-to-texas-drivers/) covers the auto side.

## Texas home insurance discounts FAQ

Does Texas law require home insurance companies to give discounts?+

Not as a general rule. TDI’s home insurance guide says each company decides what discounts to offer and the amount of the discount. The claim-free discount in Insurance Code Chapter 2006 is written as optional: an insurer “may” offer it to a continuous policyholder with no counted claims in the prior three years. TDI’s September 2026 bulletin encourages, rather than requires, loss-mitigation discounts such as for impact-resistant roofing. Availability, eligibility and amounts vary by company and policy.

Can a new roof lower my home insurance in Texas?+

It can, depending on your company. TDI’s tips say homes with newer roofs may get a roof age discount, and TDI’s home guide lists an impact-resistant roof as a possible discount. TDI explains that impact-resistant materials are rated Class 1 to 4, and that each company sets its own credit, test criteria and paperwork. Ask before materials are ordered, keep the invoice and label details, and tell your company once the roof is on.

How many years without a claim do I need for a claim-free discount?+

It depends on the company. TDI’s home guide lists “no claims for three years in a row,” while TDI’s discount tips mention few or no claims within the last five years. Insurance Code Section 2006.052 describes an optional discount for a continuous policyholder with no residential property claim in the three years before the policy’s effective date, not counting natural-cause losses, claims not paid or payable, or certain water-damage claims the law bars it from using. Ask your company how it measures claim-free history.

Will a monitored alarm or smart home system lower my Texas home premium?+

It may. TDI’s home guide lists a monitored burglar or fire alarm system as a possible discount, and TDI’s tips say to tell your insurance company and ask about a discount if you install a monitored security alarm or a smart home system. Each company decides whether it offers a discount and how much. Keep the monitoring certificate, because your company may ask for proof. Discounts are not available in all situations.

How can I tell if I’m missing a Texas home insurance discount?+

Start with your declarations page, which lists the discounts already applied, and check that your year built, roof age and roof type are current. Then gather proof of anything the policy may not reflect: a roof invoice, an alarm monitoring certificate, renovation permits. Note any other policies you hold. TDI suggests asking your agent each year about new discounts you might qualify for. Call (817) 262-5300, Monday through Friday, 8:30 to 5.
