The Short Version

## Mansfield home insurance, in 60 seconds

* **Coverage, costs and quotes for home insurance in Mansfield, Texas start with a pricier, newer house.** The median owner-occupied home is worth $380,000 (Census, 2019–2023), and the City put the average new home at $625,363 in 2025.
* **Texas premiums are high.** TDI reports a $3,291 statewide average for 2024 ($3,489 preliminary for 2025). Context, not your quote.
* **Your county matters.** Mansfield is mostly in Tarrant County, with parts in Johnson and Ellis counties, each with its own appraisal district.
* **Flood is a separate policy.** The National Weather Service runs a flood gauge on Walnut Creek near Mansfield, and creek flooding is excluded from homeowners insurance.
* **Do this:** get a free coverage review with our team. We serve Mansfield from our office in south Arlington, just off I-20.

Looking for home insurance in Mansfield, TX often starts with a surprise. The house is new, the roof is new, and the premium is still higher than you expected. Or the lender wants proof of coverage before you close on a new build. Either way, the price only makes sense next to the house: what it would cost to rebuild, how the roof is settled after hail, and whether water can reach it.

This guide covers Mansfield’s newer housing, its three counties, Walnut Creek and the City’s drainage rules, and North Texas storms. We serve Mansfield from our office in south Arlington; if you live in Arlington, read our [Arlington homeowners insurance guide](https://www.robinsonlegacypartners.com/blog/home-insurance/home-insurance-in-arlington-texas-coverage-costs-and-quotes/) instead. ## What kind of homes are Mansfield homeowners insuring?

**The short answer:** Mostly owner-occupied family homes with a $380,000 median value, in a fast-growing city where the City put the average new-home market price at about $625,000 in 2025.

Sources: U.S. Census Bureau, [QuickFacts, Mansfield city, Texas](https://census.gov/quickfacts/fact/table/mansfieldcitytexas,houstoncitytexas/PST045223) (2019–2023 ACS); City of Mansfield, [FY 2025–26 budget, community profile](https://citybudgets.tarrantcounty.com/flipbook/CityBudgets/2026/Mansfield/files/basic-html/page11.html).

| Measure | Mansfield | Why it matters |
| --- | --- | --- |
| Owner-occupied housing rate | **72.4%** | Most households here own, so most need a homeowners policy. |
| Median value, owner-occupied homes | **$380,000** | Market value, not rebuild cost. |
| Median monthly owner costs with a mortgage | **$2,539** | If insurance is escrowed, a premium change shows up here. |
| Average new-home market price, 2025 | **$625,363** | Newer, larger homes can mean higher rebuild costs. |
| Land still undeveloped | **About 20.6%** | Building continues, so neighborhoods and drainage keep changing. |

The Census estimated 78,542 residents in July 2023, up from a 72,596 base in April 2020, and the City’s budget expects about 91,336 by the end of its 2025–26 fiscal year.

When we review Mansfield policies, we start with the dwelling limit: was it set from a builder’s price, the purchase price or a real rebuild estimate?

## Why does it matter which county your Mansfield home is in?

**The short answer:** Mansfield sits mostly in Tarrant County with sections in Johnson and Ellis counties, so your appraisal district and flood map panel depend on your exact address, and neither appraised value equals rebuild cost.

The City’s [FY 2025–26 budget](https://citybudgets.tarrantcounty.com/flipbook/CityBudgets/2026/Mansfield/files/basic-html/page24.html) lists three appraisal districts for Mansfield, Tarrant County, Johnson County and Ellis County, and the [Mansfield Economic Development Corporation](https://mansfield-texas.com/business/tax-appraisal) describes the city as “located primarily in Tarrant County, along with sections of Johnson and Ellis Counties.”

For insurance, that matters twice. FEMA flood maps are published by county, so an address search is the easy way to find your panel. And the appraised value on your notice is a tax number. The [Tarrant Appraisal District](https://tad.org/my-appraisal-notice) defines market value as the price a property would sell for on the open market, which includes your lot.

Appraised value isn’t rebuild costYour **dwelling limit** should reflect what it would cost to ** rebuild the house** at today’s labor and material prices, whichever county appraises it. Copying a tax value can leave you short, or insuring land that can’t burn.

## How much does home insurance cost in Mansfield, Texas?

**The short answer:** TDI reports the average Texas homeowners premium was $3,291 in 2024 and $3,489 for 2025 (preliminary); we found no verified Mansfield-only figure, so treat those as context, not a quote.

$3,291

average annual Texas homeowners premium in 2024, according to the [Texas Department of Insurance](https://www.tdi.texas.gov/general/texas-homeowners-insurance-market-overview.html). Preliminary 2025: $3,489. Statewide averages, not a quote.

The NAIC, summarized by the [Insurance Information Institute](https://www.iii.org/fact-statistic/facts-statistics-homeowners-and-renters-insurance), put Texas at **$2,397 for 2022**, third highest in the country, counting HO-3 style policies only. None of these is your price.

What moves a Mansfield premium is mostly the house: rebuild cost, roof material and age, your wind and hail deductible, claims history and protective devices. For policies issued or renewed on or after January 1, 2026, insurers that use credit must generally refresh it at least every three years (SB 1644), and policies must include an appraisal provision for disputes over the amount of a loss (SB 458), per [TDI Bulletin B-0012-25](https://www.tdi.texas.gov/bulletins/2025/b-0012-25.html). If your renewal jumped, our guide to [why Texas home insurance premiums go up](https://www.robinsonlegacypartners.com/blog/home-insurance/why-did-my-texas-home-insurance-premium-go-up/) walks through the usual causes, and [what homeowners insurance costs in Texas](https://www.robinsonlegacypartners.com/blog/home-insurance/how-much-does-homeowners-insurance-cost-in-texas/) has the statewide numbers.

## Which Mansfield creeks and drainage areas matter for your home insurance?

**The short answer:** Walnut Creek is the one the National Weather Service watches with a flood gauge near Mansfield, but any mapped floodplain or drainage channel matters, and flooding from any of them is excluded from homeowners insurance.

The National Weather Service in Fort Worth issues flood forecasts for [Walnut Creek near Mansfield](https://www.weather.gov/media/fwd/DSS/MNFT2_press_release2023.pdf) (gauge MNFT2). In 2023 it lowered the flood stages there after field surveys showed flooding impacts along the creek, upstream and downstream of the gauge. Minor flooding now starts at 19 feet, moderate at 22 feet and major at 25 feet.

The City’s rules matter too:

* **Higher building standards.** Mansfield’s [floodplain management page](https://www.mansfieldtexas.gov/387/Floodplain-Management) says its flood damage prevention ordinance “contains some higher standards than the FEMA minimum federal standards,” including elevating new structures two feet above the ultimate developed flood elevation.
* **Older homes can still flood.** The City’s [stormwater FAQ](https://www.mansfieldtexas.gov/FAQ.aspx?QID=76) notes that several homes in the city were built before FEMA enacted floodplain restrictions.
* **Drainage easements are yours to maintain.** The same FAQ says property in a drainage easement belongs to the owner, who handles mowing and trash, and the City steps in mainly for major blockages or infrastructure failure.

None of that is a homeowners claim. Standard policies don’t cover flood, meaning water rising from outside ([FloodSmart](https://www.floodsmart.gov/get-insured/buy-a-policy)). Flood coverage is a separate policy, usually through the National Flood Insurance Program (NFIP), and it generally takes effect 30 days after purchase. See our [flood insurance page](https://www.robinsonlegacypartners.com/flood-insurance).

Look up your own addressEnter it in [FEMA’s Flood Map Service Center](https://msc.fema.gov/portal/home), which finds the right county panel for you. Lower risk isn’t no risk ([FloodSmart](https://www.floodsmart.gov/flood-zones-and-maps/what-is-my-flood-risk)).

## Does a newer Mansfield home still need a careful policy review?

**The short answer:** Yes, because a newer home can still be underinsured, roof terms still decide hail claims, and a builder’s warranty and a homeowners policy do different jobs.

Newer roofs, plumbing and wiring may help with pricing and eligibility. But three things trip up new-build owners:

* **The limit was never updated.** A limit set at closing can lag behind rebuild costs and later upgrades.
* **Roof terms change as the roof ages.** TDI notes that as roofs age, some companies switch to actual cash value. A 2019 roof isn’t new anymore; see [insuring a Texas home with an older roof](https://www.robinsonlegacypartners.com/blog/home-insurance/can-you-get-texas-home-insurance-with-an-older-roof/).
* **Warranty vs. insurance.** As a general rule, a builder’s warranty deals with construction defects, while a homeowners policy deals with sudden losses like fire, wind and hail. Read your warranty for its own terms and time limits.

Buying new construction? Line up the policy before closing; your lender will ask for proof. Our [home-buying insurance checklist](https://www.robinsonlegacypartners.com/blog/local-guides/buying-a-home-in-arlington-what-should-your-insurance-review-include/) walks through the steps.

## Which storms should Mansfield homeowners plan for?

**The short answer:** Spring hail, straight-line wind, tornadoes, creek flooding and hard winter freezes each hit a different part of your policy, and flooding isn’t covered by homeowners insurance at all.

The [Insurance Information Institute](https://www.iii.org/fact-statistic/facts-statistics-hail), citing NOAA’s Storm Prediction Center, reports Texas had **902 major hail events** (one inch or larger) in 2025, the most of any state. Tarrant County, where most of Mansfield sits, knows hail: in the Mayfest storm of May 5, 1995, softball-size hail fell in Fort Worth, and the [National Weather Service in Fort Worth](https://www.weather.gov/fwd/mayfest15) estimates about $2 billion in damage across Tarrant and Dallas counties.

Hail

### Roof, siding, windows

A wind and hail claim, subject to that deductible and your roof settlement terms.

Wind and tornado

### Trees, fences, structure

Fences and detached structures fall under other structures coverage.

Creek flooding

### Rising water

Excluded. Needs a separate flood policy bought ahead.

Hard freeze

### Burst pipes

Often covered, possibly with limits. Continuous leaks usually aren’t.

Two terms decide what a hail claim pays. One is your wind and hail deductible, often a percentage of the dwelling limit; see [how wind and hail deductibles work in Texas](https://www.robinsonlegacypartners.com/blog/home-insurance/how-do-wind-and-hail-deductibles-work-on-texas-home-insurance/). The other is whether your roof is settled at replacement cost or actual cash value.

Illustrative example · not a quote
A newer Mansfield home has a **$450,000** dwelling limit, and hail means a **$22,000** roof replacement at replacement cost:

* **1%** wind and hail deductible: you pay **$4,500**; the policy pays about **$17,500**.
* **2%** deductible: you pay **$9,000**; the policy pays about **$13,000**.

A bigger dwelling limit makes the same percentage cost more dollars. Real numbers depend on your policy and the adjuster’s findings.

## How do clay soil and hard freezes affect a Mansfield home policy?

**The short answer:** Slow foundation movement from shifting clay usually isn’t covered because earth movement is a common exclusion, while sudden burst-pipe damage in a freeze often is.

North Texas clay shrinks in drought and swells after rain, and many homes here sit on slabs. TDI’s [home insurance guide](https://www.tdi.texas.gov/pubs/consumer/cb025.html) lists earth movement among common exclusions and foundation or slab damage among common add-on coverages.

Ask before you need it**Foundation endorsements vary.** Some cover only specific causes, such as a plumbing leak under the slab, not soil movement. Ask what yours covers, in writing.

After the February 2021 winter storm, TDI reported **510,772 claims** and about **$11.2 billion** in expected insured Texas losses as of March 31, 2022, about 85% on residential property policies ([TDI winter weather summary](https://www.tdi.texas.gov/reports/documents/feb2021-tx-winter-weather-summary-mar2022.pdf)). TDI says burst-pipe damage is often covered, with possible limitations; long-running leaks usually aren’t.

## How do you get a home insurance quote in Mansfield?

**The short answer:** Gather your declarations page or closing documents and house details, check your flood zone, pick a deductible you can afford, then call or send your ZIP to a licensed agent.

Robinson Legacy Partners is the office of Clarence Robinson II, an Allstate agent at 700 Highlander Blvd, Suite 405, in south Arlington just off I-20. We serve Mansfield homeowners from there, by phone, online or in person. Our team helps in English, Spanish, Arabic, Hindi, Punjabi, Urdu and Coptic.

1. **Pull your declarations page or closing papers**

2. **Write down the house basics**

Year built, square footage, roof age and material, foundation type, upgrades and finished spaces.
3. **Check your flood zone**

Look up the address on FEMA’s map and ask about NFIP coverage if you’re near a creek or drainage channel.
4. **Pick a deductible you could pay tomorrow**

Turn the wind and hail percentage into dollars you could cover from savings.
5. **Ask about bundling and discounts**

Home and auto together, or monitored alarms, may lower what you pay. Eligibility varies.
6. **Talk it through with a licensed agent**

Call (817) 262-5300 or send your ZIP for a coverage review.

Insuring your cars with your home may lower what you pay (see our [Texas home-and-auto bundling guide](https://www.robinsonlegacypartners.com/blog/insurance-discounts/can-bundling-home-and-auto-insurance-save-money-in-texas/)); our [Mansfield car insurance guide](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-mansfield-texas-coverage-costs-and-quotes/) covers the auto side. Our [Texas coverage review checklist](https://www.robinsonlegacypartners.com/blog/claims-and-policy-reviews/texas-insurance-policy-review-guide-how-do-you-check-for-coverage-gaps/) lists what we check. See also our [home insurance page](https://www.robinsonlegacypartners.com/home-insurance).

## The bottom line

Home insurance in Mansfield comes down to local facts: newer, pricier homes whose rebuild cost needs checking, three counties, Walnut Creek and drainage channels where flood is a separate policy, and North Texas hail, wind and freezes. With Texas premiums this high, your coverage needs to work when a storm hits.

Send us your ZIP below or call [(817) 262-5300](tel:+18172625300). We’ll put your deductibles in dollars, check your dwelling limit and roof terms, look up your flood zone, and quote coverage that fits your house. We’re open Monday through Friday, 8:30 to 5.

## Other questions Mansfield homeowners ask

### Is a house near Walnut Creek or the Walnut Creek Linear Trail automatically in a flood zone?

No. Zones follow FEMA’s mapped flood boundaries, not how close a creek looks, and houses on one street can differ. Look up the exact address. Our [flood insurance page](https://www.robinsonlegacypartners.com/flood-insurance) explains how a separate flood policy works.

### Who maintains the drainage easement behind my Mansfield house?

According to the City’s stormwater FAQ, you do. Property in a drainage easement belongs to the owner, who handles mowing and trash, and the City steps in mainly for major blockages or failures. Keep it clear: water backing up from a blocked channel is a flood question, not a homeowners claim.

### Can I insure my Mansfield home and cars together?

Yes, and insuring home and auto together may lower what you pay, though discounts and eligibility vary. Our [guide to car insurance in Mansfield](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-mansfield-texas-coverage-costs-and-quotes/) covers the auto side.

### My address is on the Johnson County or Ellis County side of Mansfield. Can you still help?

Yes. We’re a licensed Texas agency, so the county line doesn’t change who can help. It changes your appraisal district and FEMA map panel. For statewide rules on coverage and deductibles, see our [complete Texas home insurance guide](https://www.robinsonlegacypartners.com/blog/home-insurance/texas-home-insurance-guide-coverage-costs-and-buying-decisions/).

## Mansfield home insurance FAQ

Which appraisal district values my Mansfield home, and should my dwelling limit match it?+

It depends on your address. The City of Mansfield lists three appraisal districts for the city: Tarrant County, Johnson County and Ellis County, because Mansfield sits mostly in Tarrant with sections in the other two. Whichever one sends your notice, its market value is a tax number for the whole property, lot included. Your dwelling limit should reflect what it would cost to rebuild the house at current prices. Ask how your rebuild estimate was calculated, and update it after upgrades.

Does Mansfield’s stricter floodplain ordinance mean my house can’t flood?+

No. The City says its flood damage prevention ordinance contains some higher standards than FEMA’s minimum federal standards, including elevating new structures above the expected flood level. That lowers the risk for newer buildings near mapped floodplains but doesn’t remove it, and the City notes several homes were built before FEMA floodplain restrictions existed. Homeowners insurance excludes flood either way, so a separate NFIP policy is the way to close that gap.

My Mansfield address is near Walnut Creek. Where do I look up my flood risk before buying a policy?+

Enter your full street address in FEMA’s Flood Map Service Center at msc.fema.gov. Because Mansfield spans Tarrant, Johnson and Ellis counties, the address search is the simplest way to land on the right county map panel. A lower-risk zone isn’t a no-risk zone: FEMA reports nearly one-third of NFIP claims from 2014 to 2024 came from outside high-risk areas. Check before storm season, since NFIP coverage generally starts 30 days after purchase.

Does Robinson Legacy Partners have an office in Mansfield?+

No. Our only office is at 700 Highlander Blvd, Suite 405, Arlington, TX 76015, in south Arlington just off I-20, and we serve Mansfield homeowners from there. It’s the agency of Clarence Robinson II. We’re open Monday through Friday, 8:30 a.m. to 5 p.m., at (817) 262-5300. You don’t need to come in; most people start by phone or by sending their ZIP online. Our team helps in English, Spanish, Arabic, Hindi, Punjabi, Urdu and Coptic.

Does a brand-new Mansfield home cost less to insure than an older one?+

Not automatically. A new roof, plumbing and wiring may help with pricing and eligibility, but a larger, newer house usually has a higher rebuild cost, and the dwelling limit drives much of the premium. Percentage wind and hail deductibles also grow with that limit, so the same 1% or 2% means more dollars out of pocket. What matters is the coverage itself: a rebuild-cost limit, roof settlement terms and deductibles in dollars.
