The Short Version

## Arlington condo insurance, in 60 seconds

* **Condo insurance in Arlington, Texas: coverage, costs and quotes all start with your HOA’s documents.** The declaration and master policy decide which parts of your unit the association insures and which parts your HO-6 has to.
* **Your association can bill you.** Texas law lets condo associations collect assessments, and repair costs beyond the master policy’s insurance proceeds are a common expense shared by owners.
* **Hail on a shared roof becomes a per-owner number.** Put the master wind and hail deductible in dollars, then work out your share.
* **Flood is separate, even for upstairs units.** FEMA lets condo owners buy their own NFIP policy, and all NFIP policies together can pay up to $250,000 for building damage to one unit.
* **Do this:** get the declaration and master policy summary, then review your HO-6 limits with our team in south Arlington before you close or renew.

Looking for condo insurance in Arlington, TX usually starts with a lender’s request or an HOA letter. Does the master policy cover your cabinets? Who pays when the unit above leaks? What happens when hail damages every roof in the complex? The answers are in your association’s documents and Texas law.

This is our south Arlington team’s guide to insuring a condo or condo-style townhome here. For statewide HO-6 basics, start with our [Texas condo insurance guide](https://www.robinsonlegacypartners.com/blog/condo-insurance/texas-condo-insurance-guide-ho-6-master-policies-and-coverage-gaps/).

## What kinds of condos and townhomes are Arlington owners insuring?

**The short answer:** Arlington’s stacked condos, condo-style townhomes and fee-simple townhomes can look alike, and what you legally own, not the building style, decides whether you need an HO-6 or a homeowners policy.

The City of Arlington’s [Quarterly Development Profile](https://www.arlingtontx.gov/files/27616207-9bb0-407a-a2dd-7a4858986d2a/FY-2025-Quarterly-Development-Profile-Q4.pdf) (fourth quarter 2025) counts condominiums and townhomes inside its “single-family” category. A condo is a form of ownership, not a building shape, so your closing documents and the declaration tell you what you have.

General patterns only. Your deed, declaration and master policy control. Sources: Texas Property Code ch. 82; Insurance Information Institute, [Insuring a co-op or condo](https://www.iii.org/article/insuring-a-co-op-or-condo).

| What you own | Who usually insures the structure | Your policy usually starts with |
| --- | --- | --- |
| A unit in a stacked condo building | The association’s master policy | An HO-6 for the interior, upgrades, belongings and liability |
| A condo-style townhome (roof and exterior are common elements) | The association’s master policy | An HO-6, sized to what the master policy leaves inside |
| A fee-simple townhome (you own the building and lot) | You | A homeowners policy, with the HOA insuring only shared amenities |

Age matters too. About half of Arlington’s housing units were built from 1970 to 1989, according to the City’s [2020–2024 Housing Needs Assessment](https://www.arlingtontx.gov/files/assets/city/v/1/grants-management/documents/2020-2024-arlington-housing-needs-assessment.pdf) (2014–2018 Census survey data). Condos whose declaration was recorded before January 1, 1994 follow Texas condo law differently; see the related questions below.

## How do you tell whether your HOA’s master policy is walls-in or bare walls?

**The short answer:** Read the insurance and unit-boundary sections of your declaration, then ask the association or its manager for the master policy summary, because those two documents show what the association insures inside your unit.

The [Insurance Information Institute](https://www.iii.org/article/insuring-a-co-op-or-condo) says some associations insure the units themselves, with owners insuring later alterations, while others are “responsible only for insuring the bare walls, floor and ceiling.”

As of October 2026, Property Code § 82.111 says that where units are stacked (horizontal boundaries in the declaration), the association’s property insurance must include the units, to the extent reasonably available, but it need not include improvements and betterments that owners installed.

Where do you get the documents? The declaration is filed in the county deed records (Tarrant County for Arlington). Under SB 711, effective September 1, 2025, an association with at least 60 units, or one that uses a management company, must also post its recorded dedicatory instruments on a website members can access, according to the Legislature’s [bill analysis](https://capitol.texas.gov/tlodocs/89R/analysis/html/SB00711F.htm). When we review an Arlington condo policy, we ask for the declaration’s insurance article first.

## Can your Arlington condo association bill you after a covered loss?

**The short answer:** It can, because Texas law lets condo associations collect assessments and treats repair costs beyond the insurance proceeds as a common expense, which is what HO-6 loss assessment coverage is meant to help with.

Here’s how chapter 82 reaches your wallet, as of October 2026:

* **Power to assess.** § 82.102 lets the association collect assessments for common expenses from unit owners.
* **Repairs beyond the insurance.** § 82.111 says the cost of repair or replacement in excess of the insurance proceeds is a common expense.
* **It follows the unit.** § 82.113 makes assessments, including special assessments, the owner’s personal obligation, secured by a lien on the unit.

The Insurance Information Institute says the matching coverage, which it calls unit assessment, reimburses “your share of an assessment charged to all unit owners as a result of a covered loss.” Whether it helps with your share of a master deductible, and up to what sublimit, depends on your policy.

## What happens when hail damages a shared roof in Arlington?

**The short answer:** The association files one claim on the master policy, and the master wind and hail deductible, which may be a percentage of the building’s insured value, can be divided among owners as an assessment.

Texas recorded **902 major hail events** (hailstones one inch or larger) in 2025, the most of any state, according to the [Insurance Information Institute](https://www.iii.org/fact-statistic/facts-statistics-hail), citing NOAA’s Storm Prediction Center.

The roof is usually a common element, so hail becomes the association’s claim. If the declaration is silent on who pays the deductible, § 82.111 lets the board decide by resolution, or it becomes a common expense. Our explainer on [Texas wind and hail deductibles](https://www.robinsonlegacypartners.com/blog/home-insurance/how-do-wind-and-hail-deductibles-work-on-texas-home-insurance/) shows the percentage math.

Illustrative example · not a quote
Say an Arlington townhome-style condo community insures its buildings for **$9,000,000** with a **2%** wind and hail deductible, and a spring storm damages every roof:

* The master deductible is 2% × $9,000,000 = **$180,000**.
* If the declaration divides it by allocated interest and yours is **3.5%**, your share is **$6,300**.
* If your HO-6 loss assessment coverage applies with a **$5,000** limit, about **$1,300** stays with you.

Real numbers depend on your declaration, the master policy, your HO-6 and the adjuster.

Before storm season, we turn the master deductible into your dollar share and test your loss assessment limit against it.

## Who pays when water comes from the unit above?

**The short answer:** It depends on where the water started, what caused it, your declaration and the master deductible, so the bill may land on your HO-6, your neighbor’s policy, the association or a mix.

As of October 2026, § 82.111 makes the association’s policy primary where it overlaps yours, and lets the association assess the deductible expense against an owner whose act or omission, or whose guest’s, caused the damage.

Your belongings

### Furniture, clothes, electronics

Usually your own HO-6 contents claim. The master policy doesn’t insure them.

Your finishes

### Floors, cabinets, upgrades

Your HO-6 or the master policy, depending on the declaration and policy style.

Under the deductible

### Smaller repairs

Paid by whoever would owe the repair without insurance.

If it started with you

### Assessment and liability

The association may assess you; your HO-6 liability may help.

Slow leaks are differentThe [Texas Department of Insurance](https://www.tdi.texas.gov/pubs/consumer/cb025.html) lists a continuous water leak among the things home policies commonly don’t cover. Know where your unit’s shut-off valve is, and report water to the association and to us quickly.

## Do Arlington condo owners need their own flood policy?

**The short answer:** Usually, because standard condo policies exclude flood, an association’s NFIP building policy doesn’t cover your belongings, and FEMA lets unit owners buy their own NFIP coverage for the unit and contents.

$250,000

the most that all National Flood Insurance Program (NFIP) policies combined can pay for building damage to one condo unit, according to FEMA’s [Standard Flood Insurance Policy commentary](https://agents.floodsmart.gov/sites/default/files/media/document/2025-07/NFIP_SFIP_Commentary_5-2025.pdf) (January 2025 update).

Arlington’s flood risk follows creeks such as Rush, Johnson and Village; our [guide to Arlington creek floodplains](https://www.robinsonlegacypartners.com/blog/home-insurance/home-insurance-in-arlington-texas-coverage-costs-and-quotes/) has the maps. For condo owners, NFIP coverage comes in layers:

* **The association’s policy.** A Residential Condominium Building Association Policy (RCBAP) can pay up to $250,000 in building loss for any one unit and doesn’t cover owners’ personal property, according to FEMA’s condominium association brochure (January 2025).
* **Your own Dwelling Form policy.** FEMA’s commentary says a Dwelling Form policy with building coverage may be issued to a condo unit owner, coordinated with the RCBAP so any item of damage is paid only once. Contents coverage goes up to $100,000, according to [FloodSmart](https://www.floodsmart.gov/policy-terms).
* **Flood assessments.** The Dwelling Form can help with an association assessment for flood damage during the policy term, but only if you carry building coverage and only for items the RCBAP didn’t already pay.

Arlington is a Class 5 community in FEMA’s Community Rating System, and the City says that gives property owners and tenants a 25 percent discount on NFIP policies ([City of Arlington](https://www.arlingtontx.gov/Government/Departments/Department-Directory/Stormwater-Management/Floodplain-Administration/Community-Rating-System)). Coverage generally starts 30 days after purchase. See our [flood insurance page](https://www.robinsonlegacypartners.com/flood-insurance).

## What changes if you rent out your Arlington condo?

**The short answer:** Check the association’s leasing rules first, then tell your agent before a tenant moves in, because a policy written for a unit you live in may not fit one you rent out.

Texas law, § 82.102, lets a condo association adopt rules on the use, occupancy, leasing or sale of units, to the extent they affect common elements or other units. Tenants need their own coverage, as our [Arlington renters insurance guide](https://www.robinsonlegacypartners.com/blog/renters-insurance/renters-insurance-in-arlington-texas-coverage-costs-and-quotes/) explains.

On your side, rental liability and lost rent need a fresh look; see our guide to [insuring an Arlington rental property](https://www.robinsonlegacypartners.com/blog/landlord-insurance/landlord-insurance-in-arlington-texas-coverage-costs-and-quotes/). If your tenants are students, our guide to [what UT Arlington students should review off campus](https://www.robinsonlegacypartners.com/blog/local-guides/what-insurance-should-ut-arlington-students-review-before-living-off-campus/) is worth sending them.

## How much does condo insurance cost in Arlington, and how do you get a quote?

**The short answer:** We couldn’t verify a published Texas or Arlington condo premium average, so your price comes down to what the master policy leaves to you, your limits, deductibles and the building, priced in a quote.

The [Texas Department of Insurance](https://www.tdi.texas.gov/general/texas-homeowners-insurance-market-overview.html) puts the 2024 average Texas homeowners premium at $3,291, a statewide house-policy figure, not a condo figure and not a quote. The NAIC tracks condo (HO-6) policies separately, but we couldn’t verify a Texas HO-6 average from its July 2026 report (2023 data).

Insuring your condo and car together may lower what you pay, though eligibility and discounts vary; our [Arlington car insurance guide](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-arlington-texas-coverage-costs-and-quotes/) covers the auto side.

4. **List your upgrades and belongings**

Flooring, cabinets and fixtures you or a prior owner added, plus contents.
5. **Decide on flood coverage**

Ask whether the building has an RCBAP, then decide on your own NFIP policy.
6. **Talk it through with a local agent**

Call (817) 262-5300 or send your ZIP for an HO-6 review and quote.

## The bottom line

Condo insurance in Arlington is two policies sharing one building. Your declaration and the master policy decide where the association’s coverage stops, Texas law lets the association pass deductibles and uncovered repair costs to owners, and hail, leaks and flooding expose the gaps.

Send us your ZIP below or call [(817) 262-5300](tel:+18172625300). We’ll read your declaration’s insurance article with you, put the master deductibles in dollars, check your limits, look at flood, and quote an HO-6 that fits your unit. We’re open Monday through Friday, 8:30 to 5.

## Other questions Arlington condo owners ask

### I’m buying a condo near UT Arlington or the Entertainment District. What should I check before closing?

Ask for the declaration, the master policy summary with its deductibles, and any pending special assessments. Our [Arlington home-buying insurance checklist](https://www.robinsonlegacypartners.com/blog/local-guides/buying-a-home-in-arlington-what-should-your-insurance-review-include/) covers the rest.

### I rent my Arlington condo from the owner. Do I need an HO-6?

No. An HO-6 is for the unit owner. As a tenant, you need renters coverage for your belongings and liability; the owner’s policy won’t cover your things. Our [Texas renters insurance guide](https://www.robinsonlegacypartners.com/blog/renters-insurance/texas-renters-insurance-guide-coverage-cost-and-quote-questions/) explains what to carry.

### Our complex was built in the 1980s. Does Texas condo law still apply?

Partly. Chapter 82 of the Property Code fully governs condos whose declaration was recorded on or after January 1, 1994. For older ones, sections including insurance and the assessment lien apply only to later events and don’t invalidate existing provisions of the declaration. Our [statewide HO-6 guide](https://www.robinsonlegacypartners.com/blog/condo-insurance/texas-condo-insurance-guide-ho-6-master-policies-and-coverage-gaps/) explains the master policy rules.

### Can I insure my Arlington condo and my car together?

Yes, and insuring both together may lower what you pay, though discounts and eligibility vary. Our [guide to Arlington car insurance](https://www.robinsonlegacypartners.com/blog/auto-insurance/car-insurance-in-arlington-texas-coverage-costs-and-quotes/) covers the auto side.

## Arlington condo insurance FAQ

Where can I find my Arlington condo association’s declaration and bylaws?+

Under SB 711, effective September 1, 2025, a Texas condo association with at least 60 units, or one that has hired a management company, must post its current recorded dedicatory instruments on a website members can access, according to the Legislature’s bill analysis. The declaration is also filed in the county deed records, which for Arlington means Tarrant County. Ask for the master policy summary too, because the master policy’s current deductibles usually aren’t in the declaration.

Is a townhome in Arlington insured with an HO-6 or a homeowners policy?+

It depends on what you own. If you own the building and the lot and the HOA owns only shared amenities, you usually insure the whole structure with a homeowners policy. If the community was created under a condominium declaration and the roof and exterior are common elements, the master policy usually insures the structure and an HO-6 fills in behind it. Your deed, the declaration and the master policy summary tell you which you have.

If my upstairs neighbor’s water heater leaks into my Arlington condo, whose policy pays?+

Your own HO-6 usually handles your belongings, and your interior finishes fall to your HO-6 or the master policy depending on the declaration. Under Texas Property Code § 82.111, repairs under the master deductible are paid by whoever would be responsible for them without insurance, and the association may assess the deductible expense against an owner whose act or omission caused the damage. A long, slow leak is commonly excluded, so report water quickly.

How much loss assessment coverage should an Arlington condo owner carry?+

Start with the master policy’s deductibles in dollars, especially any percentage wind and hail deductible, and work out your share the way your declaration divides costs. That figure is the floor for the conversation. Then ask whether your HO-6 loss assessment coverage applies to deductible assessments, and whether a lower sublimit applies. It generally responds to assessments tied to a covered loss. Revisit the limit whenever the master policy renews.

Can an Arlington condo owner buy NFIP flood coverage for the unit itself?+

Yes. FEMA’s Standard Flood Insurance Policy commentary says a Dwelling Form policy with building coverage may be issued to a condo unit owner, coordinated with any association flood policy so the same damage isn’t paid twice. All NFIP policies together can pay up to $250,000 for building damage to one unit. NFIP coverage generally starts 30 days after purchase, and Arlington’s Class 5 Community Rating System status gives NFIP policies a discount, according to the City.
